Podium construction provided a budget-conscious solution, allowing the design team to layer diverse uses in a compact footprint. Ground-floor retail and an on-site daycare activate the street and serve both residents and the surrounding community. Above, efficient and affordable residential units are complemented by second-floor amenities, including a clubroom and grilling terrace, fostering social connection and resident engagement.
The goal of this project was to transform a narrow, wedge-shaped parcel along Route 1 into a vibrant, mixed-use community that serves as both a gateway to the neighborhood and a connection to the adjacent public park.
The overall design concept emphasizes integration—linking housing, services, and amenities within the building while extending connections outward to public green space. This strategy ensures compatibility with the neighborhood fabric while offering residents a balance of affordability, convenience, and quality of life.
