The massing of the building was designed to look like two distinctively different buildings that book end the northeast and southeast corners of the site with a mid-block infill.
The Garrett is the third and final residential building making up The Collective—a mixed-use, transit-oriented development of a trio of residential buildings near Navy Yard. The 13-story, LEED-Silver building features 375 luxury apartments, 14,200 square feet of street-level retail, and is perfectly at home in the revitalized Capitol Riverfront neighborhood that sports more than 50 restaurants, the Nationals Park and Audi Field stadiums, waterfront access, and 10 acres of world-class parks.
The Southeast segment has a more high-density urban facade that fronts the vibrant Navy Yard neighborhood and sits catty-corner to Canal Park.
The building’s facades exhibits a different character depending on the surrounding context. Overall, the design is robust with a post-industrial, loft-style facade showcasing a unique brick pattern on the northeast segment of the building that is inspired by the Capitol Hill neighborhood situated to the north.
The main lobby connects to a two-story atrium and indoor terrarium, a 5000 sf coworking space on the second floor, and a large rooftop lounge and party room. Sportsplex-like amenities such as a full-size basketball court, tennis courts, racquetball court, and much more will be available to residents.
