Coda on Half is an eleven-story mixed-use building located on the corner of L and Half in the second block north of the main entry into Nationals Park, the home field of Major League Baseball’s Washington Nationals. Since the development of the ballpark, among other redevelopment inducements, this has been the most exciting neighborhood to watch in Washington for the last two decades.
Given all of the architectural noise around it, the building is understated, with a simple yet determined presence. The elevations are characterized by a corner projecting bay and alternating bay windows and projecting balconies. The undulating surface is held together with a tan brick frame of two-story openings that give the building a larger scale. Balconies occur at every other level reinforcing the two-story readings.
The ‘L’ shaped building sits tightly on its site. It shares a parti-wall with its neighbor on the L street frontage and is adjacent to an open air alleyway on the Half Street side. Units are carefully designed and situated to maximize the floor area and yet provide privacy and views out of the apartments located on the small courtyard.
