SK+I News: Projects in Bloom

It has been a little over a year since the pandemic began and SK+I has been working at full speed and full force. We are ecstatic to be involved in designing and building mixed-use multifamily communities not just in our hometown, but in areas that are up and coming. From Music City to America’s Walking City, we’re there!

PAVING THE WAY IN NASHVILLE

River North is part of a mega mixed-use development in Nashville, TN that will reshape the city’s urban landscape. The two residential buildings, The Oxbow and The Wayward, are comprised of 651,387 residential SF, 43,458 retail SF, and 651 units. This $265M development was recently approved for funding by Metro Council.

BOSTON BUILDING CONTINUES

Parkway Apartments is being built on 4.6 acres of land. This two-building project will deliver early next year and bring over 250 residential units to the West Roxbury neighborhood of Boston, MA. The development will transform a long-vacant site into a vibrant residential community that will provide a strong urban edge along the VFW Parkway. It will include 33 affordable units and 387 garage parking spaces, bicycle storage, electric charging station, and amenities to include a modern community clubhouse, an outdoor pool, and ample open space.

BUZZARD POINT BREAKS GROUND

Buzzard Point is a new 11-story mixed-use residential project that will house up to 700 units in Washington, D.C. This project will transform a largely military-heavy, industrial area into an extension of the RiverWalk and the booming Capitol Riverfront towards the new Audi Field. It will bring much needed retail along S Street, and continue the RiverWalk redevelopment energy from the other side of the Frederick Douglas Memorial Bridge with new green space and both public and private amenity activities, thereby activating the interaction with the water’s edge.

COMING TO TENLEYTOWN 2024

Upton Place is officially in the making. The project at 4000 Wisconsin Avenue broke ground in January 2021 and represents the incredible opportunity to transform a recently vacated office building, located in a thriving residential neighborhood, into a vibrant, mixed-use, residential and retail development. Upton Place will be made up of 700,000 residential square feet, 126,000 retail square feet and 689 apartments — 65 of which will be affordable.

MORE PROJECT HIGHLIGHTS

ATLANTA, GA Modera Reynoldstown and the first phase of Modera Prominence are both complete, leasing and occupied! Reynoldstown is comprised of 320 units and Prominence is comprised of 299 units. Prominence Phase II is under construction and will deliver in 2022.

BETHESDA, MD The Edge and Maizon Bethesda are expected to complete by September 2021. The Edge is a 15-story multifamily tower that will house 154 units and Maizon Bethesda is a six-story apartment building with 229 units.

CAP. RIVERFRONT, D.C. Congratulations to The Garrett at The Collective for being 50% leased! The Garrett celebrated its grand opening this past winter and was the final phase of a three-phase development; the second and third phases were completed by SK+I.

UNION MARKET, DC We’re taking over! 400 Florida Avenue and Morse Street are under construction. The 11-story, 264-unit 400 Florida Avenue project is expected to deliver September 2021. Morse Street, a 10-story residential building with 270 units is expected to deliver this summer.
