Gateway Village is conceived to illustrate and endorse the FMERA vision “to advance the Fort Monmouth Reuse and Redevelopment Plan, developed in 2008, as a blueprint to promote and encourage employment, commerce, and economic development at the former Army installation, while protecting the Fort’s natural resources and honoring its rich history.” It is pedestrian-focused and located at the intersection of Rte 35 and the Avenue of Memories—the location of the monumental gateway to the historic installation. The new and balanced, mixed-use development will transform the area and intends to not only be sustainable but to meet the highest standards of modern-day healthy living.

The neighborhood is characterized by a loose grid of interconnecting streets that define walkable blocks scaled for the pedestrian. Streets are defined by pedestrian-friendly streetscapes comprised of planting strips containing trees and native ground covers, ample sidewalks, on-street parking, and shallow front yards. The buildings frame and shape the streets and public spaces while open spaces are distributed throughout to provide visual interest and amenities for residents and visitors. Ultimately, walking about the village will be a rich and rewarding experience.
