SK+I News/Staff News: Approvals, Groundbreakings, and More!

APPROVED 6-0 IN ALEXANDRIA

Congratulations to the 1200 N. Henry team! Earlier last month, the project was unanimously approved 6-0 by the Alexandria Planning Commission. SK+I has been diligently working with NOVO Properties on this 122,000 SF residential building that consists of 119 rental units, 7,000 SF of retail, and 11,000 SF daycare. The site is located less than a mile from the Braddock Road Metro station and is in close proximity to Amazon’s HQ2 location and Virginia Tech’s Innovation Campus.

THE MUSE BREAKS GROUND

Further exciting news for Alexandria is the The Muse condominiums groundbreaking. The Muse, a 73-unit project developed by Carr Properties, is situated on the site of the existing MetroStage at 1201 North Royal Street along the Potomac River shoreline. An “Arts Walk” connects the two buildings of this development (pictured above) while The Art League will occupy the first floor. The building utilizes the Quest window wall system which allows for a streamlined construction approach that combines multiple disciplines into one product and manufacturer. Additionally, the Quest wall system offers a high efficiency exterior skin for the building.

GREENLIGHT FOR ROCKVILLE PROJECT

The Ardennes project located in Rockville, Maryland has been approved by the Montgomery County Planning Board. The 7-story, 203-unit project is located at the corner of Twinbrook Parkway and Ardennes Avenue. The design is a contemporary contrast to the surrounding development with an elevated courtyard above 2 levels of wrapped parking. The project will have a public open space with integrated artwork at the corner which will be a defining element within the neighborhood. Academy Development Partners is the developer.

MORE PROJECT HIGHLIGHTS

Northwest One is one of two affordable projects selected to receive funding outside of the HPTF program during the coronavirus pandemic. Of the 220 units of this project, 150 are affordable units based on the New Communities program. It’s the first building of a planned phased development by MRP Realty.

City View, completed in December 2019, achieved LEED Gold status. The 58-unit affordable housing project developed by WC Smith is located in the Anacostia neighborhood of Washington, D.C. The apartment building sits on the highest point of the Sheridan Station development and offers incredible views of the D.C. cityscape.

The Edge will be topping out soon! The 16-story, 154 residential apartment building located in the Woodmont Triangle of Bethesda, Maryland is owned by Equity Residential. A distinct feature of the project is its curved facade designed to match the curve of Woodmont Avenue.

500 Morse Street will also be celebrating its topping out at the end of this month. It will be comprised of 270 residential units, 237,500 residential SF and 19,800 retail SF. This project is LCOR’s second residential development in Union Market and is slated to deliver summer of 2021.

Abigail Brady is pursuing her Masters of Architecture with a concentration in Sacred and Cultural Spaces at The Catholic University of America. Some of Abigail’s quarantivities include hanging out with her new puppy and binge watching Criminal Minds.

Birch Smith is a Business Administration major at College of Charleston and is expanding his skillset helping out our CA department. He is an avid golf player and has spent more time at the ranges now that things are slowly opening back up.

Makenzie Bannister is spending her second summer as an intern with SK+I. She is a graduate student pursuing her Masters of Architecture at The Catholic University of America. Sketching and hiking have kept her busy during the pandemic. Some of her favorite trails are at Sugarloaf Mountain and Sky Meadows State Park
