Case Study: Fenwick

Silver Spring, MD

Fenwick is a contemporary, mid-rise apartment building in Downtown Silver Spring with building massing that defines the street edges of the site. Deft use of three main facade materials: brick, cement panel, and cement lap siding, serve  to break the buildings massing into discrete elements reminiscent of the townhouse fabric of the adjacent neighborhood. Separate unit stoops for first floor units fronting Second Avenue serve to reinforce this reading and help bring energy to the streetscape.

The project includes a new public plaza at the prominent corner of Spring Street and Second Avenue which offers public art, a large, sculptural shade trellis, public seating, a community bike-share, and access to the Capital Branch Trail. A public water bottle filling station recognizes the fact that the well-used bike trail runs along the Second Avenue facade. These features serve to link the project to the bike trail and the surrounding community.

Resident amenities of the project include a ground floor fitness room and a party room which opens onto an exterior courtyard that features a grilling area and swimming pool. On the sixth floor there is a roof terrace which includes generous seating, a shade trellis, an outdoor kitchen, a large television, and a unique living plant wall which is irrigated by rain water run-off from the building. This serves as an upscale amenity for the residents, while incorporating sustainable goals into the project.
